Understanding Waterproofing: The Most Important Step in Any Renovation
Why proper waterproofing prevents costly damage and what homeowners should check
Waterproofing: Getting It Right Waterproofing failure is one of the most expensive mistakes in renovation. A leak to the unit below can cost $5,000-20,000 to repair and creates tremendous stress for everyone involved. Where Waterproofing Is Needed Bathrooms are the primary area. The entire floor and walls up to at least 1.8m (or full height in the shower zone) must be waterproofed. Kitchen wet areas around the sink and dishwasher need waterproofing on the floor and 300mm up the walls. Balconies and service yards that are exposed to rain also need waterproofing treatment. The Waterproofing Process Step 1: The substrate (concrete floor and walls) must be clean, dry, and free of debris. Step 2: A primer coat is applied to help the membrane bond to the concrete. Step 3: Waterproofing membrane is applied in at least two coats. Each coat must dry fully before the next one is applied. Corners and pipe penetrations need extra reinforcement with membrane tape. Step 4: A ponding test is conducted. The bathroom floor is filled with water to about 50mm depth and left for at least 48 hours (some contractors do 72 hours). The unit below is checked for any signs of leaking. Step 5: Only after the ponding test passes should tiling begin. Common Waterproofing Problems Using cheap membrane material that degrades within a few years. Insist on reputable brands like Mapei, Sika, or Fosroc. Insufficient membrane thickness. Two coats minimum, applied in perpendicular directions for full coverage. Skipping reinforcement at corners and pipe penetrations. These are the most common leak points. Rushing the ponding test. Some contractors test for only 24 hours. Insist on 48 hours minimum. What Homeowners Should Do Be present during the ponding test. Take photos of the flooded bathroom and the ceiling below. These photos serve as documentation if issues arise later. Keep the waterproofing warranty document safely.
